What else to budget for

Renovate or rebuild?

If the structure is sound, renovating is usually cheaper and quicker. If the quote is heading towards 60–70% of the cost of building new, or the layout will never suit you, compare a rebuild before you commit. An architect and engineer can survey the building and give you both numbers.

Make it a green renovation

A renovation is the cheapest moment to cut your running costs. Better natural ventilation and daylight, shading, roof insulation, solar water heating, efficient lighting and rainwater harvesting are all easier to plan in now than to add later, and they pay back every month.

The most expensive renovation is the one you do twice. Survey first, design it properly, then build once.
